Demand for logistics real estate continues to grow in Rotterdam region

Last year the demand for industrial and logistics real estate enjoyed a strong increase compared to 2014. In 2015 over 1.64 million m² of these property types were leased or sold in the Netherlands, against 1.26 million m² in the previous year. One could see particularly strong growth in a number of regions, specifically the regions of West and Central North Brabant and Rotterdam.

This 30-percent increase is one of the findings of a market survey published this month by Industrial Real Estate Partners. The survey recorded a particularly high level of activity in the Rotterdam region: all in all, close to 250,000 m² were sold or leased in this area. The figures show a remarkably strong demand for buildings with floor areas of over 20,000 m², while the main share of investments in 2015 related to logistics real estate. The growth trend was particularly strong in the regions of North Brabant and Rotterdam. Areas like Arnhem-Nijmegen and Utrecht – together with Amsterdam-Schiphol and Almere – clearly trailed behind in comparison.

Attractive investment climate
Thanks to low interest rates and limited inflation, 2015 was a very attractive year for investors to put more money into real estate. Over the course of the year, investments in logistics real estate totalled some EUR 1 billion, with Rotterdam representing a share of over EUR 100 million. There was a growing interest in the Rotterdam region in 2015, with numerous takers for both new and existing distribution centres.

Fewer turnkey properties
Another trend in 2015 was the increased investment in light industrial buildings. Investors spent around EUR 200 million on this type of real estate. However, the increased demand for logistics and industrial real estate did result in fewer turnkey properties that can be moved into straight away. At the end of 2015, around 2.48 million m² of real estate was immediately available for sale and lease, compared to 2.78 million m² at the end of the previous year.
